Croton on Hudson, NY – Prickley Pear Rd 2MW: Currently in Development this 2MW DC project is sited on excess land from Hudson National Golf Club. The project entails substantial site work, including tree clearing and challenging terrain.
Rock Tavern, NY 7MW: Sited on Maple Ave at the intersection of route 17K this fixed tilt system was developed on 61 acres of farmland and was directly across the street from the substation. Enter Solar assisted Matrix with the preliminary feasibility study and is in the process of building the project for AES who purchased it from Matrix in 2019. An affiliate of Matrix Development owns the land.
Westerlo, NY 13.9 MW: Shepard’s Farm community solar project was developed on 157 acre parcel.Due to the size of this project an express feeder was construction by CHGE for approximately 3 miles interconnecting to the Westerlo Substation. In coordination with the Town and School District, we entered into a multi jurisdictional PILOT and Community Host agreement. The project is now owned and operated by Nexamp.
Town of Montgomery, NY 5.3MW : The Albany Post Road community solar project was the first project in the Town of Montgomery to be considered under the new solar law. The project encompassed consolidation of three parcels, 34.5KV line extension and a few small utility upgrades. This project was one of the first large scale single axis trackers in NY and the first tracker for the EPC in the northeast zone.
Walden, NY 6.5MW: 1343 Walden was a 6.5MWdc community solar project with a AC coupled 8MWhr battery plant located within the town of Montgomery. This project was located in a RA zone which required consolidation of parcel to meet coverage requirements. It was also one of the first candidates that was required to comply with NYSERDA assisted Department Agriculture & Markets NOI requirements and solar installation guidelines.
Wheatfield NY 6.3MW: Developed between 2017 & 2018 and constructed in 2019 this project represented the first large scale tracker in western New York. The property was owned by two brothers who inherited the land from their family, I leased the land and worked with the Town of Wheatfield to obtain the necessary approvals including a PILOT under RPTL487
Mr. Doud acts as head of development and participates as a principal of Matrix Development where he joined in early 2019. Formerly a developer for Borrego Solar Mr. Doud has two decades of renewable energy development experience, inclusive of an aggregated $100 million dollars national hydrogen fuel cell deployments with fortune 500 companies (Whole Foods, Sysco Foods, CVS and T-Mobile), 84 MWs of utility scale community solar and 8 megawatt-hours of energy storage projects. During his decade long experience in the distributed solar generation industry he has held positions throughout the value chain including project origination and development, solar module sales (Suntech & Hanwha) and distributed independent power producer. Mr. Doud has excelled in this industry using his technical background to achieve NABCEP PV Installation Professional Certification (#PV-102415-012848) which has enabled his global view of deal structure and asset management. Most recently, Mr. Doud has deployed 42 megawatts of utility scale community solar systems and 8 megawatt-hours of energy storage projects.
7 Harrison Street: 7 Harrison Street is a luxury condominium conversion located on the corner of Harrison and Staple Streets in central Tribeca. Built in 1893 as a dry-goods storage warehouse, the property measures approximately 40,000 square feet and was converted to 12 residences designed by AD100 architect Steven Harris and one retail unit. Matrix acquired the property in partnership with Clarion Partners with four IMD tenants in place, all of whom were vacated through the negotiation of buyout agreements. The project was completed in the first quarter of 2015, with over 90% of the units sold and closed. Total blended sales in excess of $3,000 per square foot. 145 Perry Street: 145 Perry Street is a ground-up luxury townhouse development project located on the northeast corner of Perry and Washington Streets in the West Village neighborhood of Manhattan. The site permits the development of approximately 33,000 square feet (subject to Landmarks approval) across 190 feet of linear street frontage along Perry and Washington Streets. The Sponsor acquired the site in 2007 by separately purchasing the six individual units comprising the existing under-built commercial co-op and secured LPC approvals to construct an 8-story 50,000 square foot boutique hotel. The property was sold in 2013 to a high-net-worth individual for development as a private single-family home.
The Urban Glass House: The Urban Glass House is a ground-up 40-unit, 86,000 square foot luxury condominium development in the West Soho neighborhood of Manhattan. The last project designed by the Pritzker Prize Winning Architect Phillip Johnson, with interiors by Annabelle Selldorf, The Urban Glass House is a 21st-century reinterpretation of Johnson’s iconic 1949 Glass House in New Canaan, Connecticut. Located just one block east of the Hudson River, the 12-story building possesses sweeping views of the New York Harbor and the Statue of Liberty to the south and the low-rise West Village neighborhood directly to the north. The project was completed in 2007 and sold out at at average of $1,550 per square foot, a record for the neighborhood.
101 Ludlow Street: 101 Ludlow Street is a ground-up 100,000 square foot student housing and retail development located on the corner of Ludlow and Delancey Streets in the vibrant Lower East Side neighborhood of Manhattan. Built-to-suit for the School of Visual Arts, 101 Ludlow is 20-stories and contains 301 rooms housing 359 students. The facility is was completed in 2009 and is leased to the school on a triple-net basis for 40 Years.
19-23 St. Marks Place: 19-23 St. Marks Place is a 40-unit multi-family rental development in the East Village neighborhood of Manhattan and completed in 2003. In addition to the residential rental units, the property contains 6 retail units and a single penthouse condominium unit owned and occupied by the project’s primary equity partner. Retail tenants include Chipotle, Supercuts, Quizno’s, Grand Sichuan Restaurant, and a Gourmet market. Prior to acquisition, the property was severely dilapidated and had been in use as a commercial club. In the 1960’s, the property had been home to The Electric Circus nightclub, where Andy Warhol’s Velvet Underground debuted in 1966.
The Kingswood: The Kingswood is a 72-unit, 110,000 square foot age-restricted (55 & over) condominium development located in Stamford, Connecticut. The property was acquired as a distressed 120-unit assisted living facility from Atria Assisted Living Stamford, an affiliate of Lazard Freres, who were consolidating operations due to softness in the assisted living market. The Sponsor purchased the property for $4.625 million or approximately $41 per square foot of gross building area. This relatively low purchase price is reflective of the property being auctioned with a short due diligence period in addition to its non-conforming use. The project was completed in 2003.
